Development Services

From land acquisition to handing the keys to the owner, Erna will orchestrate the real state development process in its entirety with a pragmatic emphasis on cost-effectiveness, meticulous regulation compliance, foresight, and optimal operations efficiency with the ultimate goal of long-term, sustainable viability. As the Owner Representative, Erna oversees all aspects of the development process including construction, construction quality, and soft cost draws. We bring our acumen, years of combined experience, dedication, and uncommon vision to each project, and we customize our approach to fit each client’s singular needs.

Asset Management

  • Personnel: Review and assess current staff’s skill level and ability to learn and understand affordable housing programs, maintain resident files, review property operations and  financials, and ensure oversight of maintenance, janitorial staff, and vendors services.

  • Financials: Review year-to-date financials with for budgetary cost saving measures, provide an explanation of previous years extraordinary expenses and implement corrective measures.

  • Site-Operations Review: Review current properties for curb appeal, office organization, community space, inspect maintenance rooms, and provide management of inventory.

  • Supportive Services: Meet and discuss issues with residents that are taking a physical or financial impact on the property, implement cooperative tools, and measure to collaboratively address each issue.

Housing Compliance

Since 2002, Erna has been involved in the Affordable Housing by ensuring regulatory compliance for the Bond, Land Use, Major Projects, City of Industry, HCD, CRA, HOME, Tax Credit Compliance and Housing Quality Standards for non-profits and private developers. In addition, we are directly engaged in housing development, asset management, and property management by evaluating and developing property plans for the owners, which improves operations, thereby positively affecting cash flow in addition to providing a path to compliance with local, state,  and federal agencies. 

  • Attain compliant standing for background checks of Limited Partner exit, sale of property, new development financing, resyndication, or refinance.

  • Collaborate with the client's existing team to evaluate, review and provide corrective actions for non-compliant properties, which allows for long term compliance.

  • Negotiate difficult non-compliance issues that our clients unable to cure with local and state funders.
